All Signs Point Toward More MOB Activity

More acquisitions, fundraising, and sales in 2025 were anticipated at a recent Revista’s investor panel.

On the surface, the medical outpatient buildings sales for 2024 appeared strong, totaling $13.6 billion—up nearly 40% from 2023, which saw sales drop to an eight-year low of $8.2 billion.

However, industry insiders know that the 2024 sales figures were significantly boosted by over $4 billion in transactions tied to the merger between Denver-based Healthpeak Properties Inc. and Physicians Realty Trust in the first quarter.

If you exclude this $4 billion-plus deal, quarterly sales volumes would have ranged from around $2.2 billion to $2.6 or $2.7 billion, much lower than the quarterly figures seen in recent years. From an anecdotal standpoint, professionals in healthcare real estate sales have noted a decrease in activity from both buyers and sellers over the past couple of years.
