Remedy Medical Properties, Kayne Anderson Real Estate Announce Completion Of UCHealth Green Valley Ranch Medical Center In Denver
A partnership between Remedy Medical Properties and Kayne Anderson Real Estate, the nation’s largest private owners of healthcare real estate, has completed the UCHealth Green Valley Ranch Medical Center in the northeast Denver neighborhood of Gateway-Green Valley Ranch, a master-planned community located just minutes from Denver International Airport.
Situated at 5589 N. Argonne St., the facility is prominently located at a busy intersection near Tower Road and 56th Avenue. Its design ensures the building is easily recognizable as part of the UCHealth network, incorporating materials consistent with the health system’s other facilities.
The new, one-story, 12,170-square-foot medical office building will provide urgent care, primary care, imaging, and physical therapy services to the area’s rapidly growing population. UCHealth anticipates welcoming its first patients in the spring.
“Remedy has built a strong relationship with UCHealth, partnering on numerous healthcare facilities throughout metro Denver,” said Jim Moylan, executive vice president and managing director of design and construction at Remedy. “When UCHealth’s lease was nearing expiration at their previous facility in the area, they turned to Remedy to secure a new location that would better serve the community’s needs and support their growing demand for urgent care and outpatient services.”
The new MOB has been designed for efficiency and flexibility, featuring prominent façades on nearly all elevations, which capture the attention of passing vehicles, pedestrians, and patients. The building’s unique hexagonal layout maximizes natural light and offers stunning views of the Front Range for physical therapy patients. No side of the building is considered a “back,” ensuring a balanced and inviting design. The entryway, featuring a large sweeping arch that echoes UCHealth’s logo, provides a striking first impression. The 1.18-acre site includes 61 parking spaces and benefits from its proximity to Peña Boulevard and the I-70 interchange, ensuring easy access for the surrounding community.
The project faced challenges in land acquisition and city approvals, due in part to a backlog of permits and reviews caused by the pandemic. Remedy addressed these challenges head-on, drawing on its extensive development expertise to keep the project moving forward. In collaboration with UCHealth and the City of Denver, Remedy successfully navigated the complex land purchase and secured all necessary entitlements. The development team also worked proactively with adjacent property owners to resolve timing issues and handle off-site cost-sharing and utility agreements with the land seller.
Remarkably, Remedy completed the building’s shell in just seven and a half months, allowing UCHealth to begin interior fit-out work ahead of schedule and ensuring the facility is ready to open on time in the spring.
The project team also included Davis Partnership Architects, civil engineer Kimley-Horn, and general contractor Howell Construction.
