Three-Story Medical Office Building To Be Built In Southlake, Texas

A three-story medical office building is set to be constructed next to Methodist Southlake Medical Center.

The Southlake City Council approved a site plan for the building at 451 E. SH 114 during their Feb. 4 meeting. The new 32,116-square-foot, standalone building will be located to the east of the Methodist Southlake Medical Center.

The design has changed since the original project approval by the City Council on July 17, 2007. At that time, the plan included a connection from the office building to the hospital, which was then called Southlake Regional Medical Center. The original proposal envisioned a six-story, 90,000-square-foot building, but this has now been reduced to the 32,116-square-foot building that was recently approved. The site spans 2.65 acres, as presented to the City Council.

Southlake Land Holdings, LP, based in Plano, is the development’s owner. According to the Tarrant Appraisal District, the land had an estimated market value of $630,949 in 2024. No construction timeline has been provided yet.

Additional Details

Dennis Killough, Southlake’s director of planning and development services, addressed concerns about traffic related to the project, which contributed to the Planning and Zoning Commission‘s 5-1 vote to approve it. Council Member Frances Scharli also raised questions about parking availability, inquiring whether patients visiting the new medical office could use the Southlake Methodist parking garage.

Skylar Lyle, an associate civil engineer with Baird, Hampton & Brown Engineering & Surveying in Grapevine, confirmed that a sidewalk would be built to connect the new building to the parking garage, providing pedestrian access.
