Big Sky Asset Management Acquires Healthcare Facility In Dallas-Fort Worth-Arlington Metro Area, Commencing Partnership With Clarion Partners

Big Sky Asset Management, LLC (“Big Sky”) has announced the acquisition of a 38,000-square-foot inpatient rehabilitation facility located at 2813 S. Mayhill Road in Denton, Texas.

The purchase was completed in partnership with Clarion Partners LLC (“Clarion Partners”), a leading U.S. real estate investment manager with more than $72 billion in assets under management.

The property is fully leased to an affiliate of Baylor Scott & White Health, the largest not-for-profit health system in Texas, under a long-term triple-net lease that includes annual rent escalations. Originally built in 2006 and expanded in 2017, the facility is strategically positioned adjacent to Medical City Denton, a 208-bed acute care hospital operated by HCA Healthcare, as well as Baylor Scott & White Heart Hospital – Denton.

Denton is part of the rapidly expanding Dallas-Fort Worth-Arlington metropolitan area, one of the fastest-growing regions in the United States. Ongoing population growth and an aging demographic are expected to drive sustained demand for healthcare services in the market.
