BGO Acquires 11-Property Ambulatory Surgery Center Portfolio Across Nine U.S. Markets

BGO has acquired an 11-property portfolio of ambulatory surgery centers totaling approximately 223,000 square feet across nine U.S. markets, expanding its investment in healthcare real estate as more medical procedures continue to shift to outpatient settings.

The fully leased portfolio includes properties in Lakeland-Winter Haven, Dallas-Fort Worth and Nashville, as well as Chicago, St. Louis, Columbia, Huntsville, Kalamazoo-Portage and Prescott.

BGO acquired the portfolio on behalf of its U.S. Core Strategy from a joint venture of Flagship Healthcare Properties and AEW Capital Management. The purchase price was not disclosed.

The properties are purpose-built ambulatory surgery centers with specialized infrastructure capable of supporting a range of same-day surgical procedures. Clinical specialties represented across the portfolio include orthopedics, ophthalmology, gastroenterology, ENT, urology, podiatry, pain management, endoscopy and plastic and reconstructive surgery.

The facilities also have affiliations with major health systems in their respective markets and relationships with national ambulatory surgery center operators.

BGO Managing Partner Michael Keating said the company views ambulatory surgery centers as an increasingly important component of the U.S. healthcare delivery system.

The acquisition follows other recent investments by BGO in outpatient healthcare real estate. Earlier this year, the company acquired two purpose-built endoscopy surgery centers totaling approximately 29,600 square feet in the Orlando area, both fully leased to United Digestive.

Flagship Healthcare Properties will remain involved with the newly acquired portfolio, continuing to provide third-party property management services for all 11 properties.

CBRE U.S. Healthcare Capital Markets represented the seller in the transaction.

The deal underscores continued institutional interest in specialized outpatient properties as healthcare systems and physician groups increasingly deliver procedures outside traditional hospital settings.
