Health systems pursuing inpatient rehabilitation hospitals, freestanding emergency departments and neighborhood hospitals are increasingly looking to operating partners and outside real estate capital to support expansion.

That shift was a focus of the InterFace Healthcare Real Estate conference held September 16–17 in Dallas, according to reporting published October 12 by Healthcare Real Estate Insights. Panel participants represented Catalyst HRE, Anchor Health Properties, Emerus and North Texas Rehabilitation Institute.

Demand for community-based and specialized facilities is growing, but reimbursement challenges and other financial pressures can constrain health systems’ ability to build and operate them. Partnerships offer a way to bring additional resources to those projects.

For healthcare real estate owners and developers, the discussion highlights an important distinction: demand for care does not automatically give a provider the financial capacity to develop new space. A project’s prospects depend on both the services it will deliver and the structure supporting its development and operation.
