Nashville Approves Zoning For Up To 205,000 SF Of Medical Development

Metro Nashville Council has approved a zoning change that could allow up to 205,000 square feet of medical uses on approximately 20.20 acres along Baptist World Center Drive in North Nashville.

The property, located roughly 200 feet south of West Trinity Lane, was rezoned from R6 residential zoning to Specific Plan zoning for a nonresidential medical development under Proposal No. 2025SP-044-001.

The ordinance passed third and final reading on Sept. 15, 2026, following second-reading approval Sept. 1. The Metro Planning Commission had previously approved the Specific Plan with conditions.

Under the approved zoning, development on the site is capped at 205,000 square feet of medical uses. The plan also limits access from Youngs Lane to loading, deliveries and emergency vehicles.

Additional conditions require architectural elevations to be submitted with the final site plan, while signage was not approved as part of the preliminary Specific Plan. Greenway connections are also expected to be addressed as the project moves through subsequent planning stages.

The approval creates the entitlement framework for a substantial new healthcare real estate project in North Nashville, although the legislation itself does not identify a hospital system, medical group or developer that would ultimately occupy or build the project.

The site’s scale makes it notable in Nashville’s outpatient and medical real estate market, where healthcare systems and physician groups continue to expand services beyond traditional hospital campuses.
